When considering waterproofing the basement, many homeowners never
even think about exterior basement waterproofing. Is this something
that should be a concern?
There are a number of opinions on the topic. Professionals are at
an impasse as whether it is necessary or not or even more when it is
necessary. If it is determined that the exterior of the basement
needs waterproofing to resolve an ongoing issue, great care should be
taken in locating a professional for this job. This job requires that
the earth be removed from around the home all the way down to the
footing. For this you will need an excavating, dirt digging, hole
making machine and likely someone capable of operating the monster.
Both of these can be costly to say the least.
You must be sure that all objects in the way be removed as well
such as any decking, stairs, walkways bushes etc. to be able to get
down far enough and have enough of a hole to properly take care of the
job. After all of these precautions are taken a coat of waterproofing
seal should be placed along the foundation from the outside. Proper
drainage should be put in and the whole backfilled with the mounds of
soil previously removed.
Be sure to way the options carefully when trying to decide if
exterior basement waterproofing is necessary on a home. It can be very
costly and may not be necessary.
That having been said, if you are building a home, particularly in
some of the wetter states, do not hesitate to inquire with the builder
exactly what waterproofing steps they will be taking to ensure the
protection of your foundation and basement. Clearly it is easier and
likely more cost effective, to build in the waterproofing efforts at
the onset of a project instead of years down the line when it is
decided it would be a good idea.
Check into all the options for waterproofing and find the one that
best suites you. Remember that you do have the option to do these
projects yourself, however you may want to enlist the advice of a
professional. Get some estimates and some information before making
any decisions as to whether or not you are prepared to take on a
project of this size. And be sure to be patient. These are not quick
projects.
